other fees (if any) should I expect to pay?
Most lending institutions do not
charge additional fees of any type other than their regular flat rate
loan origination fees, however - some loan brokers and outside
loan originators sometimes
do charge additional application origination fees which range from $250.00 to $500.00 per/loan.
Additional fee amounts are determined by the loan origination company
themselves. - Many Banks who provide home mortgages call these fees
POINTS, which are usually paid upfront or blended into the payback term
of the loan.

Credit History questionable?

have bad credit history as a result of issues such as recent repo, slow

obtain a copy of your credit report in order to clear up items that may be blemishing
your record and displayed as bad marks.
